During this bad market,I have had several conversations with other realtors who bring offers on my listings.They all have been very low offers.Then,to top that off,the realtors are explaining to me why my sellers should take these low offers.PLEASE PEOPLE….I know whats going on in the market,I don’t need a market analysis !!! We need to discuss fair,reasonable offers with our customers.This isn’t a fire sale. If we have one the battle with the seller and lowered the asking prices to more reasonable places,then,don’t bring me 20% less than that !!!! We need to work together here !!!! Discourage your customers from making these insane offers.It’s like they just make up numbers..we can’t perpetrate the bad press and bring prices down more.This is whats going to happen,if we don’t explain to our customers the facts.Don’t try to lecture the other realtor about the market place.You are only preaching to the choir !! We need to make the transaction happen,but it never will,if you let your customer waste your time with insulting and ridiculous offers. Let’s try another approach and try to work together to make all sides happy.

During this crazy time in real estate,markets up up up,then down ,down ,down…we have lost sight of one of the main reasons we buy property. It mainly being,the pursuit of a happy home,filled with memories and events for  families and friends.Realizing that equity is certainly important, the purchase of a new home shouldn’t solely be based on what it wil sell for down the road !!!! A home can mean more than just the equity it brings .Most buyers live for several years in their homes.They watch as markets fluctuate up and down again and again.We all want to live our best life and that means acquiring the things that bring us the most joy.Having a warm wonderful place to live,is most certainly one of those things. It doesn’t really matter where you live in this country,we all want to live where we are most happy.Find your place to live your best life and go for it…we only have one life to live !!!!

Contrary to popular belief,agents in Florida can be Transaction brokers.This means we work for the transaction to happen.We do not represent the sellers,as most consumers believe.No matter how we tell the customer,whether its in writing or verbal or both,they think we work for the seller.This is a problem for all who are involved in the process.Mainly,it boils down to a trust issue.The buyer thinks we work for the seller and this brings ill-feeling and mistrust between buyer and agent.A transaction broker deals fairly and honestly,accounts for all funds,uses skill,care,and diligence,discloses all known facts that materially affect the property value and presents all offers and counteroffers in a timely manner.Whether you are an agent or customer,we need to listen and educate each other,in this extremely misunderstood brokerage relationship.The more we explain and disclose,the better our dealings will be, in this challenging and difficult time in real estate.

In this challenging market,it is most important that a seller gets the right realtor to market his property.I work in an on-site office that does the majority of the business in our community.The reason being,we are the most knowledgeable and we have the “pulse” of the community.When a seller interviews realtors,they can be swayed by suggestions to price their unit higher.Unfortunately,if the realtor isn’t familiar or doesn’t do his homework…they can really cheat the seller.This can happen pricing too low or too high. In a market,like we are experiencing today,sellers and buyers can’t waste time with realtors who are unfamiliar with the areas in which they list or sell.They want to be realistic form “day one”. No one wants to waste time “trying” an unrealistic price and then,have to lower it.You need to be ahead of the competition for a quicker sale. Be informed and work with a realtor that you know has all the information for you.

It’s really too bad that the newsmakers today are able to destroy a market with a quick flic of the pen.Aren’t you getting tired of all the bad press that the real estate market is getting these days?How can anyone feel comfortable about purchasing real estate?It freezes you before you start.Real Estate Agents have been compared to used car salesman for years now.It’s time we show the consumers that we know our stuff and advise them accordingly.Knowing my market and neighborhood is key to making my customers feel satisfied.I present them with all the correct information to make good choices.It’s a challenging market and the customers want to know that they got the best “deal” they could.In fact,I sold an updated unit in Boca Lago a few weeks ago to a Canadian couple.It was the right price and the right condition.The sellers made it show beautifully..clean,nice furnishings,updated where it needed and was in move in condition.Both buyers and sellers need to be realistic about pricing and the property needs to show like a model.There is so much out there…you need to stand out above the rest for a quicker sale.Believe me,the real estate market is not dead….just a little bump in the road.If you want to buy now..its the perfect time.
